The first quarter of 2025 has seen the housing markets in Duncraig and Carine experience impressive growth, in line with the positive trends across Perth’s northern suburbs. Both areas have become hotspots for buyers and sellers alike, continuing to attract significant attention for their family-friendly appeal and solid market fundamentals.
Sales Consultant at Davey Real Estate Chris Jones said, there is a stagnation effect with regards to subject-to-sale offers,
“Family-friendly properties remain in high demand. Whether extensively renovated or original, the key is having well-designed floor plans with large bedrooms. These homes are in great demand.
However, there's still concern over the lack of ‘downsizing options’ for baby boomers and empty nesters. Many of them need to sell their property before buying another, which creates a ‘stalemate’ effect as subject-to-sale offers are less appealing to potential sellers.” He said
In Duncraig, the median house price has reached a new height of $1,208,650, reflecting an impressive 22.1% annual growth. With 199 sales recorded over the past year and a steady rental yield of 3.5%, the suburb continues to be a favourite among homebuyers. Similarly, Carine’s median house price has hit $1,350,000, marking a solid 16.9% increase, backed by 80 sales and a 3.4% rental return.
The Duncraig and Carine property market have seen significant changes over the last year, mainly pertaining to growth in house prices. Below is a overview of the suburbs' performance:
Chris said, despite a slight increase in stock, demand is still prevalent,
“I’m still seeing buyers placing offers on multiple properties simultaneously to ensure they don’t miss out on their ‘Plan B’. This can be tricky for buyers if they’re not communicating properly with the selling agent or if contracts aren’t written clearly.
While the last six weeks have seen a slight increase in stock levels, easing the frenzy a little, properties are still moving fast and open inspections are well-attended.” he said.
“Suburbs like Duncraig, in preferred school catchments and mostly R20 zoning, will remain attractive to those looking for long-term homes. Whether or not you have kids attending local schools, these areas typically have a higher ‘Owner Occupied to Rental’ ratio, creating a strong sense of community.
Personally, there’s nothing better than living in an area where you feel safe letting your kids ride their bikes to friends’ houses, and where some of your closest friends are also your neighbours or other parents from the local school.
The biggest advocates for Duncraig are the people like myself who live here, constantly telling friends just how great the area is. Beautiful landscapes, established parks, excellent amenities, and a lovely mix of young families and older generations, what’s not to love?” he said.
In a market as competitive as this one, preparation and strategy are key to success. Here are a few tips for navigating the current landscape:
Duncraig and Carine are undeniably thriving, with rising property prices and strong demand setting them apart as top-performing areas in Perth. With a clear strategy and the right approach, buyers will be well-positioned to navigate this exciting, fast-moving market.
